The Republic of Ireland is one of the top countries in Europe both economically and in terms of quality of life. For example, Ireland has one of the best education and healthcare systems in the OECD countries and is one of the top European tech locations. In addition, population growth is forecast to be high in the coming years - and with it an increased need for living space. A demand that can hardly be met by the limited supply. Ireland offers a liquid investment market with - by European standards - high initial yields, making it an attractive option for investors to expand their portfolios while enjoying a high level of security.

Attractive yields in Dublin offer ideal opportunities for long-term investments

Exciting student and economic cities can also be found outside Dublin - but the Irish capital remains the largest investment centre. The high demand coupled with a low supply of new space has led to a shortage of living space. As a result, residential rents in Dublin have risen at an above-average rate over the last 10 years - the highest increase overall in the eurozone. Compared to incomes, residential rents are still at an affordable level and can therefore be achieved sustainably in the long term. This is due in particular to the high income growth of employees in the tech and financial sectors.

Dublin is not only hip and one of the most liveable cities in Europe, but has also experienced enormous economic and population growth over the last ten years. The supply of housing has not been able to keep pace with this, with the result that residential rents have risen significantly. This positive development of the residential property market has been reflected in the investment market.

Ireland is one of Real I.S.'s four largest investment markets. We have many years of market expertise and now also have a branch in Dublin. It therefore made sense to incorporate our expertise into a thematic fund: the Real I.S. Ireland Residential Fund. The cash-flow-oriented investment strategy focuses exclusively on Ireland as a strong location and the stable residential property usage type.

Real I.S. Ireland - at the Dublin location

Real I.S. AG has opened a branch office in the Irish capital Dublin. From there, the company will further expand its investment activities in the Irish market under the management of Nana Collins, with a focus on residential property. Real I.S.'s portfolio in Ireland currently comprises nine properties in the greater Dublin area and two in Cork with a total investment volume of around 600 million euros.

There are several trends affecting the Irish housing market that will continue to favour investment in residential property in the long term. In general, rising population growth and the shortage of rental properties due to the low level of building completions in recent years will cause rental prices to rise further.
